KORONADAL CITY, South Cotabato —The Provincial Treasurer’s Office is encouraging property owners across South Cotabato to take advantage of the Real Property Valuation and Assessment Reform Act (RA 12001) or RPVARA Condonation of Delinquent Real Property Taxes, which allows taxpayers to settle unpaid obligations without penalties and surcharges until July 5, 2026.
The law provides a significant opportunity for delinquent taxpayers to clear their accounts while reducing the financial burden caused by accumulated penalties.
According to Provincial Treasurer Alvim M. Batol, CPA, taxpayers who settle their real property taxes before the deadline will only be required to pay the basic tax amount.
“For example, if the basic real property tax is ₱10,000 and the accumulated penalty is ₱7,200, the total amount due normally becomes ₱17,200,” Batol explained.
However, if the taxpayer pays on or before July 5, the ₱7,200 penalty will be waived, and only the basic amount of ₱10,000 will need to be paid, he stressed.
Batol urged taxpayers to coordinate with their respective Municipal Treasurer’s Offices or the Provincial Treasurer’s Office to avail themselves of the condonation program before the deadline.
“If the tax is not settled within the condonation period, the penalties will again be included in the total amount due,” he said.
He also reminded property owners that delinquent real property taxes may eventually be subject to public auction, which is a legal mechanism used by the government to enforce tax collection.
“The purpose of public auction is not to claim ownership of the property,” Batol clarified.
He explained that it is meant to enforce the collection of real property taxes because these taxes support government services and development programs for our communities.

Taxpayers are encouraged to visit their local treasurer’s offices to learn more about the condonation program and settle their obligations before the July 5, 2026 deadline.
